Granite Property Management Company (GPMC) is a Northeast-Ohio based professional property management firm, with a current focus on larger (over 100 units) multifamily rental communities. GPMC was formed in 2005 by Jeffery Linker (see Principals page), who personally has over 30 years of experience in the multifamily apartment industry. The company was formed with the specific goals of:

  • Managing the apartment portfolio that Mr. Linker had personally developed since 1997;
  • Managing new properties developed and acquired by Mr. Linker and his investors; and,

GPMC has created a "big company" platform for property management, within a small, hands-on organization. Examples of this approach to the business follow:

  • After utilizing the Yardi Voyager property management and accounting software platform since 2005, GPMC made a significant investment to move all operations onto the latest software platform operated by RealPage (in 2022), called OneSite. RealPage offers a state-of-the-art, fully integrated, web-based property management, leasing, maintenance, and accounting system. The software itself is housed on RealPage servers, and all data is maintained on multiple back-up servers located across the U.S. Being internet-server based allows each property to have direct, continual access to the system (to enter rents, invoices, run reports), while allowing GPMC corporate to have simultaneous, real-time access to the data as it is created. This is true “Cloud Based” computing, established long before that term was ever coined in the industry. RealPage is used by many of the nation's largest property management companies, and is currently utilized in the management of several million combined residential units. See www.RealPage.com for additional information. Very few property management companies that are smaller in size have made the investment in systems as sophisticated as RealPage.
  • The RealPage technology utilized by the company includes numerous other benefits for management and the apartment residents. The entire tenant application and leasing process is now 100% paperless and conducted online through any connected device (computer, phone, tablet, etc.), and incorporates industry-leading e-signatures utilizing DocuSign. Resident applications are processed online, for almost instantaneous credit checks/verifications and approval decisions based on standardized criteria. Deposit and rent payments can be made online for resident convenience (including credit card and ACH) via their individual Resident Portal. The Portal also provides full communications capabilities between management and residents, for Service Requests, property notices and bulletins (via email and text), emergency alerts, and other tasks.

Employees at GPMC-managed properties enjoy paid holidays, PTO and paid vacation, and access to life insurance, and a Simple IRA Plan (administered by Charles Schwab & Co.). In addition, GPMC maintains a formal Employee Handbook that governs company policies, employee behavior, Fair Housing, and other numerous operational aspects. GPMC is also firmly committed to Fair Housing, and requires ongoing training for all leasing and maintenance staff for that topic in particular.
